    Position Summary
    The Maintenance Technician- Mechanical/Plumbing Building Systems is responsible for
    maintenance and repair of mechanical and plumbing systems/equipment and related work at CWC facilities. The technician works to provide a safe learning and work environment for
    students, staff and visitors.

    Examples of Duties

    Essential Duties and Responsibilities

    1. Performs, oversees and coordinates mechanical/plumbing service and inspection for preventative and corrective maintenance on pumps, valves, actuators, air handlers, boilers, chillers, DX Condensing units, VAV’s, building controls, pipe unions, backflow preventers, and other mechanical/plumbing/HVAC components.
    2. Works with fire suppression contractors to perform periodic inspections and repairs of fire suppression components and systems.
    3. Inspect and test systems/parts/equipment/fixtures to verify compliance with plans, operational status, and specifications or detect need for repair/replacement.
    4. Perform daily, weekly, monthly inspections, and scheduled preventive maintenance.
    5. Study blueprints, design specifications, or manufacturers’ recommendations to verify the configuration and to ensure the proper installation of components.
    6. Assemble, position, and mount mechanical components and parts.
    7. Facilitate installation, maintenance, troubleshooting, and repairs.
    8. Mechanical/HVAC and site maintenance support.
    9. Coordinate with housing, campus security, faculty and other physical plant staff.
    10. Maintain a cooperative relationship with municipal building and fire safety inspectors, OSHA and insurance inspectors, architects, engineers, consultants, contractors, and others as required.
    11. Operate within the guidelines set forth in the College’s policies, procedures and practices.
    12. Perform other reasonably related duties as directed or assigned.

    Typical Qualifications

    Position Specifications Minimum Qualifications
    Education

    • Journeyman Plumbing license and/or 4 years experience in the plumbing trade or building maintenance profession.

    Experience

    • Ten years of related experience in plumbing, building maintenance, and related work.

    Licenses/Certifications

    • Possess and maintain a valid Wyoming driver’s license and be insurable by the college’s insurance carrier. Completion of OSHA 30-hour Safety Course or ability to complete the course within 90 days of hire.
    • Equivalent combinations of education and experience may be considered on a case-by-case basis.

    Desired Qualifications: 

    • Extensive experience in the installation and/or maintenance of institutional/commercial buildings. Extensive experience in the installation and/or maintenance of domestic water supply systems, Drain/Waste/Vent systems, boiler/pump systems, and related building systems.

    Knowledge, Skills, and Abilities

    1. Considerable knowledge of common construction practices and procedures, techniques, and methods related to plumbing work; various hand and power tools; plumbing systems; and related building systems to include HVAC and fire suppression systems..
    2. Considerable knowledge of building maintenance practices, including use of equipment and materials, in a public setting.
    3. Considerable knowledge of safe working standards and OSHA regulations.
    4. Working knowledge of common hazards related to building operation and maintenance; methods, materials and equipment used in general construction work; equipment and fixtures; electrical and mechanical systems, boilers, small motors, etc.
    5. Working knowledge of equipment maintenance and repair.
    6. Ability to read and interpret building schematics, operation/maintenance manuals, blueprints, and manufacturer specifications.
    7. Proficiency in the use the use of a personal computer, CMMS, HVAC graphics, and Google/Microsoft applications
    8. Skill in the maintenance and operation of building systems to include HVAC, plumbing, electrical, security, and building envelope systems.
    9. Ability to determine needs for services and supplies necessary to carry out the maintenance programs.
    10. Ability to deliver quality customer service and to learn and follow college policies and procedures.
    11. Ability to organize, prioritize, and follow multiple projects and tasks through to completion within established timeframes.
    12. Ability to supervise and schedule the work of others including student employees, provide training and make work assignments.
    13. Ability to adapt to a dynamic work load which requires one to work independently and with frequent interruptions.
    14. Ability to exercise effective decision-making based on sound judgments.
    15. Ability to maintain composure when faced with difficult situations and maintenance emergencies.
    16. Ability to communicate effectively verbally and in writing.
    17. Effective interpersonal skills that demonstrate an ability to interact with others in a professional manner, be a reliable team player for the campus community, and to work with a diverse group of people.
    18. Ability to develop effective working relationships with supervisor, students, employees, and the public.

    Level of Supervision 

    • Work is performed under general supervision of the Maintenance Director. This position works closely with other building maintenance staff, contractors, building occupants, and code officials.

    • Electrical and mechanical systems, boilers, small motors, pumps, forklift, trucks, trailers, table saw, radial saw, band saw, scroll saw, sander, drill press, sharpener, belt sander, palm sander, grinder, router, drills, worm drive saw, jig saw, air compressor, air nail gun, stapler and other hand/power tools needed to perform job duties.

    Physical Requirements 

    • Tasks require a variety of physical activities, generally involving muscular strain, such as walking, standing, stooping, sitting, reaching, lifting, etc. Talking, hearing and seeing are essential to performance. Common eye, hand, finger dexterity are required. Mental application utilizes memory for details, verbal instructions, discriminating thinking. Tasks may require the ability to frequently lift up to 75 pounds. Tasks require standing for long periods of time and ability to climb stairs. The incumbent must have the ability to operate a motor vehicle and other motorized equipment. Work may require evening and weekend hours. Some travel may be required and travel to CWC campus locations is required for the normal performance of this position.

    Environmental Conditions

    • Work is performed in a variety of conditions including indoor and outdoors. Work involves frequent exposure to various weather conditions including heat, rain, snow and cold temperatures. Incumbent may occasionally be exposed to above ground work places, mechanical hazards, volatile materials, paints, chemical hazards, and confined work spaced.
